This seven storey, 152,000 sq. ft. building has its main mechanical room on the roof, 56 underground parking spaces, building CO2 sensors, and a fully automated central plant all reliably serving its occupants. The Insight Team was responsible for the pursuit, design and construction oversight.
The project is designed using Class “A” mechanical systems, achieving extremely high energy efficiency at price levels similar to typical suburban office space, achieving LEED Silver.
A central water cooled chiller provides chilled water to VAV compartment units on each floor, and central condensing boilers serve perimeter heating needs.
Low-flow plumbing fixtures to reduce water consumption, including waterless urinals.
Demand controlled ventilation based on occupant load is integral to conserve energy under partial occupancy conditions, including control of heat recovery ventilation.
Fan-powered boxes help create superior indoor air quality by providing consistent outdoor air, and at the same time reducing net energy consumption.
100% outdoor air economizers were also used to reduce energy and provide continuous outside air, quality assured by airflow monitoring.
